IoT & Smart Building Automation

Connect the estate. Automate operations. Secure the physical layer end-to-end.

IoT and building-automation environments are assessed, designed, integrated, secured and supported across corporate, industrial and multi-site estates. The practice covers BMS overlay, energy sub-metering, RTLS asset and people tracking, remote operations, predictive maintenance, cloud IoT platform integration, telemetry dashboards and OT / IoT cybersecurity aligned to IEC 62443 and NIS2.

Integrates with existing BMS, SCADA, ERP, WMS, CMMS, ITSM and enterprise SOC tooling to turn connected devices into measurable comfort, energy, reliability and safety outcomes.

Common IoT gaps

Where connected-estate programmes struggle

  • Vendor and protocol silos across the estate

Each OEM ships its own portal, protocol and application. There is no unified inventory, no shared data model and integration is quoted change by change.

  • OT and IoT invisible to the enterprise SOC

Enterprise SIEM, EDR and identity tooling cover IT endpoints and servers but not the PLCs, RTUs, HMIs, gateways and BMS controllers running the physical environment.

  • Comfort and energy decisions made without data

HVAC, lighting and ventilation follow default schedules. Real occupancy, IAQ, sub-metered energy and tenant feedback are not available to tune operating strategies against comfort, cost and ESG targets.

  • Unplanned downtime and reactive maintenance

Critical rotating equipment, switchgear and process assets fail without early warning. Maintenance is scheduled on fixed intervals or triggered by breakdowns, with limited condition-based intervention.

Engagement lifecycle

Delivery approach

A practical IoT and building-automation lifecycle covering assessment, architecture, multi-vendor integration, security alignment, validation and ongoing platform support.

  1. Assess

Survey sites, inventory devices and protocols, review existing BMS, SCADA and IoT platforms, map integration points to ITSM and SIEM, and prioritise use cases against business KPIs and regulatory drivers.

  2. Design

Produce a reference architecture covering edge gateways, cloud platforms, data models, digital twins, identity, security controls to IEC 62443, and integration into BMS, ERP, CMMS, ITSM and SOC tooling.

  3. Integrate

Pilot on a single site, validate KPIs and security posture, then roll out through a repeatable factory covering sensors, gateways, platform onboarding, protocol translation, application integration and operator enablement.

  4. Operate & Improve

Monitor devices, gateways and platforms; maintain firmware, patch and certificate lifecycle; review use-case performance and sustainability outcomes; and evolve the estate through modernisation and platform lifecycle support.

Shared foundations

Every practice runs on the same foundations — open protocols, multi-vendor devices, edge and cloud, PAM-brokered access and standards-aligned security.

Fix What's Broken — Remediation Sprints

Offline sensors, unreliable gateways, broken protocol integrations, duplicate or missing telemetry, dashboard drift, expired certificates, alarm floods, or an IoT / OT pilot that never scaled? Jiva Technologies runs fixed-scope remediation sprints across the device, network, platform and integration layers.

  • Sensor, meter and gateway health audit, firmware baselining and connectivity fixes
  • Protocol integration cleanup (BACnet, Modbus, OPC UA, MQTT, LoRaWAN, LTE-M)
  • Data-model, KPI, dashboard and alarm rationalisation with tag / battery lifecycle fixes
